Client: Sanderson J Ray Development – Infill Multifamily Apartment project consisting of 400 units and a Parking Garage (wrap). The site was originally 3 industrial/commercial buildings which were demolished to accommodate the new construction. JL Hare scope consisted of civil and architectural plan approval and permit coordination with City of Irvine, Orange County Fire Authority, Irvine Ranch Water District.
The project was complex in that a minor modification was required midway through plan check to accommodate a redesign of the recreation amenity area. The delay caused a time constraint to obtain permits prior to plan check expiration. JL Hare was able to work with the city based on established relationship to defer many conditions of permit issuance, for example pad certification and many of the conditions of approval that needed to be met. Had plan check expired, the developer would have had to bring all plans up to current code and resubmit. This would have been a huge cost impact on the project.
