Kohls Stores
Kohls engaged our services to project manage the permits for their new stores in southern California. They required a major Southern California rollout.
They had a master plan to construct all the stores concurrently and have an all store grand opening concurrently on the same day. We were given the challenge to make this happen in 20 different jurisdictions. We learned that some of the stores were targeted to go into new shopping centers that were still in the entitlement stages, and some ground-up stores and some remodels. Our staff created a strategic plan to order the plans, prepare them per each agency’s requirements, order submittal fees, manage the design teams to ensure planned responses, the planning departments issued approval. We always requested expedited plan review. Many stores required support from the Board of Supervisors for clearances that were unique. We also helped coordinate occupancy approval with superintendents and inspectors. When opening day arrived, all the grand openings were a success.
Soka University
Soka University — This was a very large college campus with many components and constructed over a five-year time frame. The development schedule was critical due to the establish student occupancy schedule. We worked closely with the development team and the County of Orange, Fire Department, Water District, Health Department and other agencies to obtain the construction approvals to meet the opening date. The campus was complex and included 13 buildings that were being constructed concurrently. We also controlled all the field changes that occurred daily.


Resort at Pelican Hill
The Irvine Company
We were hired in 1998 to work with the County of Orange to obtain the permits for the first phase of the golf course. We were involved in this project for The Irvine Company until the final occupancy of the current golf course and resort. This is a complex project and demanded a tight schedule for all the components. Our team had established a strategic plan to process the numerous permits concurrently by the established trusted relation with the County staff, which saved the project time and money.
Hillsdale
CalAtlantic Homes, Single Family tract homes. J.L. Hare’s scope consisted of model home plan approval/permits, landscape approval, site structures/wall permits, production phase permits, bond exoneration.
Westerly Apartments
Sanderson J Ray Development – Infill Multifamily Apartment project consisting of 400 units and a Parking Garage (wrap). The site was originally 3 industrial/commercial buildings which were demolished to accommodate the new construction. J.L. Hare scope consisted of civil and architectural plan approval and permit coordination with City of Irvine, Orange County Fire Authority, Irvine Ranch Water District.
Ladera Ranch
Rancho Mission Viejo, Master Plan Community (MPC)
Our scope was to provide project management of all construction permits and clearances of Conditions of Approval. This master planned community included residential, parks, recreation centers, retail centers, retail tenants, office, multifamily and other neighborhood components. We were also engaged by each of the builders such as William Lyon Homes, Standard Pacific, Shea Homes, Pulte Home, to name a few. This was a 10-year project and demanded a team of experts to keep this each phase on schedule. This was our 3rd Rancho Mission Viejo master planned development.
Avalon Irvine
Avalon Bay Communities - multifamily infill in the Irvine Business Complex. The project consisted of 600+ units with three parking garages.
Alhambra Place
Shea Properties, Mixed-Use Infill project consisting of partial demo of existing retail space, new construction retail space, new residential multifamily apartment project with parking garage.


Broadcom Campus
Project Management firm AECOM. Commercial large technical corporate campus consisting of 2 million square feet in eight buildings. Permit management of building permits and all site permits. The site includes a large ascetic bridge as an entrance into the Great Park.
